Every property is evaluated individually, so legal, financial, title, environmental, or physical issues don’t necessarily mean your property won’t qualify for donation.
Less Than “Perfect” Real Estate
Your property doesn’t need to be renovated, debt free, problem free, or ready to sell today to qualify for donation. While we’re always excited and grateful to receive high-value properties in excellent condition, the vast majority of charitable real estate donations involve properties with unique circumstances or challenges. Our team looks at the complete picture before determining whether we can accept it. We consider the property’s value, condition, location, ownership, ongoing financial obligations, and most importantly, its potential!
In an effort to fulfill our charitable mission, for both donors and those in need, we gladly take on difficult-to-sell properties, such as:

Property Condition
A property doesn’t need to be move-in ready or recently renovated to qualify for donation. End Poverty Now, Inc. considers properties in a wide range of conditions, including those needing routine maintenance, major repairs, or significant improvements. We evaluate the property as a whole to determine whether its condition and potential make donation possible.

Title & Ownership Issues
Title or ownership complications don’t necessarily prevent a property from being donated. Your property doesn’t need to be owned free and clear to qualify for donation. Environmental Concerns
Known or suspected environmental concerns don’t automatically mean you shouldn’t contact us about your property. Additional environmental review may be necessary before we can determine whether the property can be accepted.

Tenant & Occupancy Issues
A property doesn’t always need to be vacant before it can be donated. End Poverty Now, Inc. may consider rental properties with existing tenants and active leases, as well as vacant properties and properties involving other occupancy situations. We’ll review the circumstances and any existing agreements or obligations as part of our evaluation.

Legal Issues
Legal complications can make a real estate transaction more challenging, but they don’t necessarily make a charitable donation impossible. Outstanding taxes or municipal issues don’t disqualify a property from donation. We will consider properties with delinquent property taxes, special assessments, municipal liens, code enforcement matters, or HOA obligations. These issues will be reviewed along with the property’s value and overall circumstances to determine whether the donation is feasible.
